This English version is provided for information only. The binding text is the Spanish one, and this contract is governed by Colombian law. In the event of any discrepancy between the two versions, the Spanish version prevails.

The operator is registered in the National Tourism Registry (RNT) under articles 61 et seq. of Law 300 of 1996, as amended by Law 1101 of 2006 and Law 2068 of 2020, and meets the licensing requirements of the Colombian Ministry of Trade, Industry and Tourism.
2. Applicable legal framework
This document is governed by Colombian law, in particular:
- Law 300 of 1996 — General Tourism Law, as amended.
- Law 2068 of 2020 — Modernisation of the Tourism Sector.
- Decree 2076 of 2021 — Tourist housing regulations.
- Law 1480 of 2011 — Consumer Statute (in particular arts. 5, 23, 43 and 47).
- Law 679 of 2001 — Prevention of Commercial Sexual Exploitation of Children and Adolescents (ESCNNA).
- Law 1581 of 2012 and Decree 1377 of 2013 — Protection of Personal Data.
- The Colombian Civil Code and Commercial Code, as applicable.
3. Acceptance of these Terms
Making a booking on the www.housinn.co portal or through any authorised channel implies express, full and irrevocable acceptance of these Terms and Conditions by the user or guest. Users who do not agree with any of the conditions set out here must refrain from booking.
These Terms may be updated at any time. The version in force is always the one published on the portal on the date of the booking.
4. Booking process and confirmation
4.1 Booking request
Users may submit booking requests through the website, by email or through distribution channels authorised by HOUSINN.CO S.A.S.. Every request must include: the full name of the lead guest, identity document, check-in and check-out dates, number of occupants and a contact email address.
Where the request starts on the portal, the process continues and is completed on the booking and payment platform of our property management system, which is where the user provides their details and makes payment.
4.2 Booking confirmation
A booking is confirmed only once HOUSINN.CO S.A.S. has received the required advance payment and has sent the user written confirmation with the corresponding booking code. A request alone creates no right to accommodation.
4.3 Accuracy of information
Users warrant that all information provided during the booking process is truthful, complete and up to date. HOUSINN.CO S.A.S. will not be liable for errors, losses or damage arising from incorrect information provided by the user.
5. Price and payment conditions
5.1 Rates
The rates published on the portal correspond to the nightly value of the selected property and include the taxes expressly indicated. HOUSINN.CO S.A.S. reserves the right to change rates at any time; however, the rate confirmed at the time of booking is the one that applies to that specific booking.
The portal allows prices to be viewed in Colombian pesos, US dollars and euros. The contract currency is the Colombian peso (COP): amounts in other currencies are informative, come from the conversion performed by the property management system, and may differ from the final amount charged by the user’s card issuer, according to its own exchange rate and fees.
5.2 Payment conditions
- Bookings made more than ten (10) calendar days in advance: minimum payment of 50 % of the total value on confirmation. The balance must be paid no later than the check-in date.
- Bookings made ten (10) calendar days or less in advance: payment of 100 % of the total value at the time of booking.
- Accepted payment methods are those indicated on the payment platform. Payment must be made in Colombian pesos (COP).
5.3 Security deposit
For certain bookings, HOUSINN.CO S.A.S. may require a security deposit in addition to the accommodation value. This deposit will be notified to the user before the booking is confirmed and will be returned within seventy-two (72) hours after check-out, following inspection of the property, unless there are charges for damage, extraordinary cleaning or other applicable penalties.
6. Cancellation and no-show policy
6.1 Cancellation by the guest
Cancellation requests must be made in writing to info@housinn.co. The applicable refund policy is:
- Cancellation more than five (5) calendar days before check-in: 100 % refund of amounts paid.
- Cancellation five (5) calendar days or less before check-in: no refund. Amounts paid will be retained by HOUSINN.CO S.A.S. as compensation for lost profit.
- Cancellation after the stay has begun (early departure): no refund for unused nights.
6.2 No-show
If the guest does not arrive at the property before 23:59 on the check-in date without having notified HOUSINN.CO S.A.S. in advance, the booking will be treated as a no-show and no refund will be due. HOUSINN.CO S.A.S. will be released from the obligation to keep the property available from the following day.
6.3 Cancellation for force majeure
If the guest documents the occurrence of an event of force majeure or fortuitous event within 48 hours of it, HOUSINN.CO S.A.S. may, at its discretion, offer a credit applicable to a future booking instead of a cash refund.
7. Right of withdrawal — article 47, Law 1480 of 2011
Under article 47 of Law 1480 of 2011 (Consumer Statute), in contracts entered into by electronic or distance means, users have the right to withdraw within five (5) business days of entering into the contract or of delivery, whichever is later.
However, the right of withdrawal does NOT apply where:
- The booking was made less than five (5) business days before the check-in date.
- The accommodation service has already been used in whole or in part.
- The user expressly requested provision of the service before the withdrawal period expired and the service has already begun.
To exercise the right of withdrawal, users must give written notice to info@housinn.co within the legal period. HOUSINN.CO S.A.S. will process the refund within thirty (30) calendar days of valid notice of withdrawal.
8. Guest obligations
- Present a valid identity document at check-in.
- Pay the full accommodation value and any additional charges within the agreed periods.
- Register all companions with HOUSINN.CO S.A.S.
- Respect the maximum authorised number of occupants.
- Use the property appropriately, keeping it in the condition in which it was received.
- Comply with the house rules of the property and of the building or complex, where applicable.
- Immediately report any damage, breakdown or emergency.
- Check out on the agreed date and time.
9. Limitation of the operator’s liability
9.1 Personal belongings
HOUSINN.CO S.A.S. provides no safekeeping service. It will not be liable for the loss, theft or deterioration of money, jewellery, documents or any personal belongings of the guest or their companions, except in cases of wilful misconduct or gross negligence directly attributable to the operator or its staff.
9.2 Force majeure
HOUSINN.CO S.A.S. will not be liable for failure to perform its obligations where this results from force majeure or fortuitous events, including natural disasters, utility outages, pandemics, government measures or other irresistible events beyond its control.
9.3 Maximum liability cap
In no event will the liability of HOUSINN.CO S.A.S. exceed the total amount actually paid by the guest for the contracted accommodation. Indirect or consequential damage and the guest’s lost profit are excluded.
10. ESCNNA prevention — Law 679 of 2001
In compliance with article 17 of Law 679 of 2001, HOUSINN.CO S.A.S. warns that the commercial sexual exploitation and abuse of children and adolescents (ESCNNA) are criminal offences severely punished under Colombian law.
It is absolutely prohibited to use the properties managed by HOUSINN.CO S.A.S. for any activity related to ESCNNA or sex tourism involving persons under eighteen (18) years of age. The operator will immediately report any such conduct that comes to its knowledge to the competent authorities (ICBF, National Police, Attorney General’s Office).
11. Amendments, jurisdiction and applicable law
HOUSINN.CO S.A.S. reserves the right to amend these Terms at any time by publishing an updated version on the portal. For any dispute arising from their interpretation or performance, the parties submit to the jurisdiction of the competent courts of the city of Medellín, Colombia, expressly waiving any other forum that might apply.
